By Jem B., Customer Experience Manager at MondoFlyers — we've helped agents send over 100 million real estate email flyers since 2012.

Observation: Hot Markets vs. Normal Markets The fewer-DOM benefit was concentrated in normal and cooler markets. In the hottest markets where median DOM is only about two weeks, there's little room to beat the median, so DOM showed no significant difference. Yet in those hot markets top producers tell us our detailed 7‑metric delivery reports and larger agent lists are still potent tools to show sellers the agent is still working hard to bring the best possible offers to the table, not just "coasting" in a hot market.
We analyzed 2,875 MondoFlyer-promoted listings in 10 counties from 2023 to 2025. (We selected 10 counties spanning 5 states with a range of market sizes, housing price points, and local economies.) We analyzed both fresh listings and stale listings:
for fresh listings across all markets
MondoFlyer-promoted fresh listings averaged 30% fewer DOM than the published county median across the 10 markets we studied from 2023 to 2025.
Each row compares listings where the agent sent a MondoFlyer within one week of listing. Market medians are published Redfin data for the same county and month. N is the number of MondoFlyer-promoted listings in each county's comparison.
| County | N | County Median DOM 2023-25 avg* |
DOM w/ MondoFlyer 2023-25 avg |
Days Faster | % Faster |
|---|---|---|---|---|---|
| Washoe County, NV | 88 | 47.1 | 16.6 | 30.5 | 65% |
| Ada County, ID | 59 | 33.6 | 18.1 | 15.5 | 46% |
| Fresno County, CA | 128 | 26.9 | 15.5 | 11.4 | 42% |
| Washington County, OR | 57 | 24.4 | 15.7 | 8.7 | 36% |
| Multnomah County, OR | 129 | 21.4 | 13.9 | 7.5 | 35% |
| Spokane County, WA | 34 | 24.5 | 16.8 | 7.7 | 32% |
| Alameda County, CA | 59 | 17.5 | NSD | ||
| Sacramento County, CA | 61 | 17.4 | NSD | ||
| Santa Clara County, CA | 107 | 13.6 | NSD | ||
| King County, WA | 114 | 10.7 | NSD |
NSD = No Significant Difference for markets where median DOM is less than 18 days.
* County Median DOM reflects the Redfin published median for the same county and same months in which
MondoFlyer-promoted listings went pending, not simply the county's annual average. This ensures an apples-to-apples seasonal comparison.

From 2023 to 2025, county medians stretched out as rates and inventory shifted — but MondoFlyer-promoted listings kept going pending at roughly the same speed. The result: the gap between flyer-promoted listings and the market median grew over the study period in most markets. Each cell below shows the average days-faster-than-median for that county and year (positive = MondoFlyer-promoted listings went pending faster), with the number of listings in parentheses.
| County | 2023 | 2024 | 2025 |
|---|---|---|---|
| Washoe, NV | +23.3 (30) | +34.2 (44) | +34.5 (14) |
| Ada, ID | +7.7 (27) | +20.2 (19) | +24.4 (13) |
| Fresno, CA | +2.5 (38) | +12.0 (44) | +18.1 (46) |
| Washington, OR | -4.4 (23) | +17.4 (16) | +17.8 (18) |
| Multnomah, OR | +2.1 (44) | +14.1 (44) | +6.2 (41) |
| Spokane, WA | -2.4 (15) | +19.7 (4) | +14.7 (15) |
Average delta in days vs. the Redfin published county median, by year, for the six counties with significant fresh-listing results. Sample sizes per cell in parentheses. Negative cells shown as reported — we publish the off years too.
For listings already past their market's median DOM before they sent a Mondoflyer:
When agents waited until their listing had been sitting unsold longer than the typical home in their market — averaging 68 days on market before sending their first MondoFlyer — these listings had already been sitting nearly 3x longer than the market median.
The 23% / 53% / 77% above is the cumulative sales rate across the 345 stale listings in all 10 counties. Here's how each county performed individually:
Every county showed positive results, including “hot” markets where the average DOM were too short for meaningful comparison.
| County | N | Avg Days on Market before Flyer | Avg Days from Flyer→Pending |
|---|---|---|---|
| Multnomah, OR | 30 | 60 | 12 |
| Santa Clara, CA | 27 | 54 | 14 |

Includes listings that had already exceeded their county's median days on market at the time the agent sent a MondoFlyer. Average across all 10 counties: 17 days from flyer to pending.
County DOM Data source: 2023-2025 median Days on Market by county, aggregated to monthly averages. Data provided by national real estate brokerage Redfin
Sample: 2,875 MondoFlyer-promoted listings with known listing dates, send dates, and pending/sold dates, 2023–2025. Each flyer was bucketed by the listing's age at the time the flyer was sent. Only flyers sent within the first week on market (836 listings) are compared against the county median — listings promoted later had, by construction, already accumulated days on market, so comparing them to an all-listings median would be misleading in either direction. Listings already past their county's median DOM when the flyer was sent (345 listings) are reported separately above, measured by days from flyer to pending. The remaining 1,694 listings fall between the two groups and are not counted in either comparison. Widening the fresh window from one week to three preserved the advantage in five of the six positive counties; Spokane fell to marginal.
Seasonality: The advantage is largest in slow months (Q1/Q4), when the market median rises but MondoFlyer-promoted listings continue to go pending quickly, and smallest at the spring peak, when nearly everything sells fast. Average delta in days vs. the county median, by quarter, for the six counties with significant fresh-listing results:
| County | Q1 (Jan–Mar) | Q2 (Apr–Jun) | Q3 (Jul–Sep) | Q4 (Oct–Dec) |
|---|---|---|---|---|
| Washoe, NV | +52.7 | +20.7 | +28.9 | +40.0 |
| Ada, ID | +53.1 | +8.2 | +11.7 | +25.5 |
| Fresno, CA | +16.1 | +3.7 | +13.2 | +17.1 |
| Washington, OR | +31.9 | +1.9 | -3.6 | +18.1 |
| Multnomah, OR | +29.7 | -1.2 | +5.1 | +14.3 |
| Spokane, WA | +44.9* | -4.3 | +4.6 | +20.9 |
* Spokane Q1 reflects a single listing. Negative cells shown as reported.
Some Straight Talk: These are correlation numbers, not causal proof. Agents who send flyers promptly on new listings tend to be proactive in other areas as well. What we can say is that across the 10 distinct markets we studied over the 2023‑2025 timeframe under widely differing market conditions, MondoFlyer‑promoted listings objectively benefited from the extra exposure.
A leading competitor claims 22% fewer days on market in a blog post from 2016 which cites 6 unspecified markets during a single period a decade ago (Jan-Apr 2015), with unspecified sample sizes, using an unspecified methodology. They've milked that same claim for nearly a decade.
Our analysis specifies the 10 markets and sample size, measures results over a much longer (and more recent) continguous timeframe spanning 5 states, a range of market sizes, housing price points, and local economies, and reports both itemized and aggregate results compared to a specific published third-party data source, and acknowledges conditions where results are not as notable (super-hot markets where nearly everything sold in two weeks, leaving no room to beat the median).
