This guide covers how to make a real estate email flyer generally; the 2-minute video at the end shows how our 24x7 Listing Flyer Concierge does it from your MLS number.
By Jem B., Customer Experience Manager at MondoFlyers — we've helped agents send over 100 million real estate email flyers since 2012.
A great real estate email flyer is effective at getting other agents to open it, read it, then share your listing with their clients to help you find your buyer. Knowing how to make an email flyer that stands out in a busy agent's inbox comes down to a handful of details: a subject line that earns the open, a clean mobile-responsive layout, the right photos, and the trust signals that make agents act. This guide covers each one.
There are several websites for agents to create a real estate flyer for your listing. The first step is always to upload your property photos and listing details including MLS number, price, address, beds/baths, square footage, plus your descriptive text.
All such websites have a form where you copy/paste the listing info and a method for uploading photos. (The MondoFlyers dashboard has 24x7 "fetch listing" button that automatically imports your listing photos and details from your MLS number.)
When you email your flyer it will naturally be branded with your contact info. You'll want to make sure your contact info is prominently featured, usually in some sort of distinctive panel, with a clickable link to your email address. Your photo is optional, but always a nice personal touch. Likewise, including your cell number is appreciated, even if you also provide your office phone. If you use a "team name" for the company be sure the flyer properly attributes the listing brokerage.
If the vendor you choose supports recipients requesting an unbranded version of your flyer (your agent profile omitted, but still showing the brokerage attribution), be sure to enable that feature. It matters because a buyer's agent often won't forward a flyer that promotes a competing agent; with an unbranded copy they will, putting your listing in front of more buyers.
Why unbranded forwarding matters
Your subject line decides whether the flyer gets opened or skipped. Busy agents scan dozens of emails, so yours has to signal at a glance why this listing matters to their buyers. A few rules:

Photos do more work than copy in a real estate email flyer. The hero photo (the largest, top image) determines whether an agent keeps scrolling, so lead with the strongest exterior shot or the home's signature feature: the view, the kitchen, the lot. Three to five supporting photos is the sweet spot. Fewer feels thin, more dilutes the impact.
Most websites will let your listing email flyer feature at least a half-dozen photos. Sequence them as if walking a buyer through the home: exterior, main living areas, kitchen, primary bedroom, then standout features last. Use high-resolution images. A blurry photo on a phone screen reads as a careless listing, and agents project that carelessness onto the home itself.

Look for a service that includes trackable QR codes on your flyer. QR codes turn printed material (yard signs, printed flyers, open-house handouts, etc.) into a direct link to your listing, and the tracking tells you which printed pieces are actually driving scans. A buyer who spots your sign can be looking at the full listing seconds later, and you get the data on what's working.

Body copy should be concise but specific. Lead with what makes the home distinctive: the view, the renovation, the lot… Agents skim quickly, so every sentence should add information a buyer would care about. Name concrete features that help an agent match the home to a client instead of vague adjectives. A tight, detail-rich description reads as credible to busy agents skimming your flyer.
Over 50% of agents now read email on their phones, so a flyer's layout isn't cosmetic, it decides whether your flyer is even readable on the device most agents will open it on. Most templates today call themselves "mobile-friendly," but there's a important difference between a template that simply shrinks to fit a phone screen (forcing the reader to pinch and zoom) and a truly mobile-responsive one that re-flows its text and images so everything stays legible at any size. MondoFlyers templates are fully mobile-responsive – the same standard the Fortune 500 uses for marketing email – so your listing looks professional whether it's opened on a desktop or a phone. Keep the rest simple: a strong hero photo, several supporting photos, a clear headline, and scannable details.
Agent-to-agent email has some important rules. All reputable email flyer services will handle the CAN-SPAM requirements for you, but if you email your flyer yourself be sure to adhere to those requirements such as accurate “from” and subject lines, the physical address of the sender, and acceptable opt-out handling. Follow fair housing guidelines in both your imagery and language. Include the licensing and brokerage information your MLS and state require.
This is general guidance, not legal advice; check your local board and state requirements.
Listings don't go live on a 9‑to‑5 schedule, and most agents do their marketing work nights and weekends. Nearly any vendor's order form will accept a submission at any hour — the question worth asking is when you get your proof. Is the flyer built while you watch, or does your order sit in a queue until staff arrive to build it? Can you review your proof, request changes, and approve it on your schedule, or theirs? And do you pay before or after you've seen the proof?
The test case is the new weekend listing: your listing goes live Friday evening, and you want the flyer in agents' inboxes Saturday morning — ahead of the weekend's showings and open houses. Ask your vendor directly: can I start a flyer Friday night and have it go out Saturday morning? If orders wait in a queue for business hours, the answer is no. (On MondoFlyers you never pay until you've seen and approved your finished flyer — and the Listing Flyer Concierge builds it from your MLS number while you watch, any hour, 24x7, so a Friday‑night listing is ready to send Saturday morning.)
Flyer changes can pop up at any time… a price drops, you spot a typo, your seller needs to postpone an open house the morning your flyer is scheduled to go out, a better hero photo gets taken. So when selecting a vendor, find out how to handle last-minute changes: do you make the change yourself, or file a request and wait for someone on their team? 24x7 or only during their business hours? A price reduction your seller decides on at 8am Sunday before an open house shouldn't need to wait until Monday.
If the vendor you choose lets you edit your own flyer after-hours, you need to know how to pause a flyer before the email blast goes out, make a fix, and resume. (On MondoFlyers your flyer dashboard is open 24x7 with a link that lets you pause, edit, resume at 2am on a holiday, no staff involved.)
Self‑serve tools cover most of it, but sometimes you need a human: a question about your MLS feed, a flyer that needs hands‑on help, a Sunday‑morning problem before a Sunday‑afternoon open house. Ask your vendor what happens when you contact them Saturday night — does someone reply, or does your message wait until Monday? (MondoFlyers has humans on call 7 days/wk 7am-11pm Pacific)
